Design scheme phase:
Conceptualization:
This stage introduces ideas and concepts based
from the preferences of the client with the consultation of the architect, thus
we produce unique buildings/structures according to the taste of the clientele
we serve. The concept may be influenced by the community, orientation, and environment.
We, at Aoanan.Arkitektos Studio, prepare drawings
and reports presenting our ideas to the client for them to understand and
review.
Design Development phase:
Working Drawings:
After the design
concept is approved, we are in charge for complete working drawings. Working
drawings is a scale drawing of an object to be made or a structure to be built
which serves as a guide for the construction. It includes detailed drawings
from five disciplines, (1)architectural for overall design of the structure, (2)structural
for the foundation and strength of the structure, (3)electrical, (4)plumbing,
and (5)mechanical drawings for utilities inside the structure.
Specification:
Specifications describe
and illustrate details clearly through the working drawings so that the
contractor will fully understand the complete design during construction.
Working drawings will
not be complete without specifications of the design. We are responsible for
the materials used in flooring, ceiling, and wall finishes, lighting fixtures,
bathroom and kitchen fixtures. Specifications of furniture can also be supplied
upon the request of the client. Also, we are also responsible for introducing
suppliers for architectural finishes to present to the client.
Building Permits:
We prepare
construction documents for building permits including blueprints of the
complete working drawings and outline specifications of the project. We are in
charge in coordinating with the engineering consultants regarding their
blueprints, outline specifications, and computation documents for the project.
All of the required documents shall be submitted and processed to acquire the
building permits
Bidding for
contractors:
We shall prepare documents
for the bidding process of prospective contractors.
Construction phase:
Site visit and
supervision:
We perform site visits
to check and supervise the work of the contractors to everything goes well
according to the approved plan and to provide quick solutions to problems that
may be encountered. We also attend to site
meetings with the owner/s, engineers, project manager, contractors and
suppliers to discuss specific agenda during construction, to check the quality
of the project.
